The Home Rental Search programme is designed to assist the assignee/transferee in identifying suitable housing in a secure area in the destination location within the required rental budget as well as supporting with any issues or questions surrounding the service.
The service is based on the employee's needs and can include but not restricted to the following:
- Provide welcome pack.
- Pre-screen properties according to the employee’s need assessment and budget, select and make viewing appointments.
- Ensure property meets client’s security standards.
- Employee/family collected from and returned to the employee’s preferred location (hotel, office etc.).
- Provide overview of local market practice and lease process.
- Provide detailed itinerary of properties to be viewed together with any impartial comments on the advantages/disadvantages of property and area.
- Partner to accompany the employee/family to the viewing appointments.
- Negotiation with landlord on any relevant points such as rent, repairs, move-in date, parking, length of lease, upgrade in security measures if required etc.
- Lease review (non-legal) including rental payment details, security deposit, terms of notice, any non-standard clauses and support all modifications as needed.
- Accompanied property check-in including a full report with photographs of property, documented existing condition, inventory list and all relevant documents. Also include any repairs/renovations etc. not completed together with completion date.
- Due diligence in checking information provided by real estate agents and/or landlord, ensuring payments will go the appropriate party, etc.
- Provide information and advice to the employee on utility providers and media services: Gas, Water, Electricity, Telecommunication (phone, cell phone, internet), TV (cable or satellite).
- Provide a summary of the property rented, with all details of any costs such as rent, deposit, estate agent’s fees etc.
- Provide a copy of the signed Lease Contract
- Provide a signed copy of the Check-in Protocol
